Stock House Plan or Custom Home Design?
The best starting point is the one that fits both your site and the amount of change you need. A stock plan can save design time; a custom plan gives the site and household more influence from the beginning.
When a stock plan works well
Choose a stock plan when the overall size, footprint, exterior, and room relationships already fit your needs. Allow time to verify zoning, site fit, code requirements, and builder preferences before treating it as permit-ready.
When modifications are the middle ground
Plan modifications are useful when the concept is right but several targeted changes are needed, such as resizing rooms, revising a garage, changing windows, or adapting the foundation.
When custom design is worth it
Custom design is usually the stronger route for unusual sites, specific views, complex programs, accessibility priorities, or changes extensive enough that the original plan would no longer provide a meaningful shortcut.
