Massachusetts ADU Planning Considerations

A successful ADU starts with more than a compact floor plan. Property constraints, access, privacy, parking, utilities, life safety, and local review all shape the practical design.

Verify the property constraints

Begin with reliable site information and current requirements for the project address. Review setbacks, easements, septic or sewer capacity, utilities, parking, emergency access, and whether an attached, detached, or conversion approach fits the property.

Design for independent daily use

Consider a clear entrance, privacy from the primary home, daylight, storage, laundry, mechanical systems, and a comfortable connection to outdoor space. If aging in place is a goal, discuss step-free access, circulation widths, and adaptable bathroom features early.

Coordinate the permit path

The required drawings and supporting documents depend on the proposed work and municipality. Confirm zoning and building submission requirements, utility coordination, energy documentation, and any need for survey, septic, fire-protection, or engineering services before finalizing the scope.
